Midtown Miami Project Information
In approximately five years when Midtown Miami should be complete, the actual construction cost for the entire project is expected to be $641 million. The total value will be $833 million. This project will create thousands of new jobs and will generate significant additional real estate development in the area. Because of it's massive size, Midtown Miami will become the focal point of the new Biscayne Corridor and will give a lift to already rapidly rising real estate values in the area. As a matter of fact, this development will be built in what is considered “one of the hottest zip codes in the U.S.” In February 2004's Biscayne Boulevard Times staff reporter Melanie Feliciano said: “Folks who have put their money into the belief that the Biscayne Corridor would be a great place to live and play should pat themselves on the back. A recent review of raw real estate data by CNN Money has declared that 33137 and 33138 were in the top eight zip codes in the United States for gains in real estate appreciation for the last five years. The report also expects the double-digit gains to continue for some time to come.”
Midtown Miami Project will feature "The Shops at Midtown"
The Shops at Midtown Miami is an exciting new shopping center development located on approximately 26 acres and fronts North Miami Avenue, just north of downtown Miami and adjacent to Miami's bustling design district. The Shops at Midtown Miami is visible from Interstate 195 (Julia Tuttle Causeway), the primary east-west arterial for traffic to and from Miami Beach, and is only half a mile east of Interstate 95, Florida's dominant north-south freeway.
Upon completion, this 600,000 square foot shopping center will be anchored by Target, Circuit City, Linens ‘N Things, PETsMART and OfficeMax and feature both national and regional specialty retail shops and restaurants. Demand for retail space in Miami is at a premium and Developers Diversified Realty’s site is well positioned, representing a trade area of more than 3,700,000 people living within a 15-mile radius of the center, with an average household income in excess of $63,000.
With virtually no other big-box retail centers between Dadeland and Aventura, The Shops at Midtown Miami condos will be the closest and most accessible location for Miami Beach, downtown Miami, the Brickell area, and other points of the city. According to the Miami Downtown Development Authority over 1,800 rental units and condominiums have been constructed since 2002. The existing customer base will continue to grow as over 4,900 units are currently under construction, with another 24 projects totaling 12,423 units in the planning stages.
Known as the Gateway to Latin America, Miami is Florida’s largest city and its location puts the city’s estimated eleven million annual tourists a short drive to most of southern Florida’s tourist destinations, facilitated by easy access to Interstate 95 and Interstate 195. The Miami Beach Convention Center hosts over 400 events annually, attracting over 2.4 millions visitors, South Beach attracts approximately 2 millions annual visitors, while nearby Miami Beach attracts over 1.2 million visitors each year.
